Questions realtors ask
How is this different from a move-out clean?
A move-out clean brings the interior to a lease standard. A pre-listing deep clean brings the interior, garage, and outdoor spaces to a photography standard — pressure-washing, appliance interiors, grout, and window tracks included.
How long does it take?
Most single-family homes are finished in one day with a crew of two to four. Large or heavy-condition homes may take two days; we tell you at the walkthrough.
Can you work around a lockbox and a photographer?
Yes. Give us the lockbox code or a meet time, tell us when the photographer is scheduled, and we finish ahead of them.
Are you insured?
Yes. Listing Ready LLC carries general liability insurance. We can send proof to your brokerage on request.
What if something gets missed?
Walk the property with us or review the completion photos. Anything missed is corrected before the first showing, at no charge.

Service terms & disclaimer
Not legal advice; no website contract. This page is a notice of terms, not a signed service agreement and not legal advice. No attorney-client relationship is created by using this website. A walkthrough request, email, call, or text does not obligate Listing Ready LLC ("the Company") to perform work. Work begins only after a written quote is issued and accepted. If any part of these terms is found unenforceable, the rest remain in effect.
The Company. Services, if any, are offered by Listing Ready LLC, located in Windermere, Florida, in Orange, Osceola, and Polk Counties. The Company is an independent business. It is not a real-estate brokerage and is not affiliated with any MLS, photographer, or listing agent unless a separate written agreement says so.
Authority to book. The person who books represents that they own the property or are authorized by the owner or listing broker to permit access and cleaning. The Company may rely on that representation and is not required to verify title, HOA rules, or lockbox authority.
Scope of work. Services are limited to the cleaning tasks listed in the written quote confirmed at the walkthrough. Anything not listed is outside the scope of work. The Company does not provide repair, restoration, construction, painting (except where quoted as an add-on), mold assessment or remediation, asbestos or lead work, pest control, hazardous-material removal, plumbing, electrical, or structural services of any kind.
Pre-existing conditions. The Company is not responsible for pre-existing damage, wear, staining, discoloration, scratches, etching, odors, or deterioration of any surface, fixture, appliance, finish, or material, whether or not visible at the walkthrough. Some stains, mineral deposits, mildew, and odors cannot be removed by cleaning.
Surfaces and materials. Products and methods are for typical residential use. The client must disclose delicate, unsealed, antique, or specialty surfaces (including natural stone, unfinished wood, specialty coatings, and painted or wallpapered surfaces) before work begins. The Company is not liable for damage to surfaces that were not disclosed or that react to ordinary cleaning methods.
Pressure washing and exterior work. Pressure washing and similar exterior work may loosen or remove already-failing paint, sealant, caulk, grout, or screening, and may reveal underlying discoloration. Those results are a known risk of the process and are not treated as damage caused by the Company. The client assumes that risk by approving exterior work.
Property access and contents. The client or agent must secure valuables, firearms, medications, cash, and fragile or sentimental items, provide safe access, and keep water and electricity on. The Company is not responsible for lost or misplaced items, for pets that leave the property, or for HOA, lockbox, or alarm issues caused by access instructions the client provided.
No sale or inspection guarantees. Cleaning does not guarantee a sale, sale price, days on market, appraisal, inspection result, or buyer satisfaction. Marketing copy on this site is general information, not a promise of outcome.
Photographs and pricing. Photos show a finish standard the Company works toward and may not show properties the Company has cleaned. Prices are starting estimates only. Final pricing is only in a written quote.
Satisfaction and exclusive remedy. Concerns must be reported in writing within 48 hours of completion. To the fullest extent allowed by Florida law, the client's sole and exclusive remedy is a re-clean of the affected area at no charge. Re-clean is not an admission of fault.
Limitation of liability. To the fullest extent permitted by Florida law, the Company is not liable for indirect, incidental, consequential, special, or punitive damages, including lost sale proceeds, delayed listings, missed showings, or loss of use. The Company's total liability for any claim arising from its website or services shall not exceed the amount actually paid to the Company for the specific job at issue. Some Florida consumer protections cannot be waived; nothing here is intended to waive rights that cannot legally be waived.
Website use. This site is provided "as is" without warranty of any kind. The Company is not liable for form, email, or phone transmission failures, spam filters, or third-party hosting outages.
Governing law. These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Exclusive venue for disputes is the state courts in Orange County, Florida, unless a different venue is required by law.
Agreement. By using this website, requesting a walkthrough, or booking services, you acknowledge that you have read and agree to these terms. A signed quote or invoice may add job-specific terms; if there is a conflict, the signed quote controls for that job only.
